Completely agree! Here is what I found: I interviewed 8 STR operators (compliance status unknown) & 5 of them had negative experiences in the past in long-term rentals with non-paying tenants. Consequently, they opted to STR instead. When asked whether they would consider returning to long-term rentals with enhanced landlord protection/incentives, all of them unequivocally responded with a YES! In addition to advocating for stricter enforcement, a pragmatic approach that is grounded in practicality rather than being overly ideological would address the challenges!
