I just met a guy who works for intel, he’s an electrician and mechanical engineer. He says he does some jobs on the side like any electrical jobs, replacing switches, garbage disposals, replacing electric/gas water heaters, and also deals with ACs. I got in contact with him because another water heater from another fourplex started leaking. I purchased the water heater and delivered it to the apartment unit where he replaced it for $100 plus parts $40. A total of $140 to replace an electric water heater and haul away the old one. I asked him why he charged so little whereas everyone else is charging $350 to $800 and sometimes they charge you $1550 when the electrician or handymen sells you the water heater… He says that intel pays him well and these jobs that he’s doing on the side is to help the other people get ahead and not him to get hard prices and that he will beat anyone’s prices. I think that’s pretty cool that I got to meet this guy. The guy arrived to the rental property with a brand new lifted Chevrolet and the wife helped him with everything, they do a great team.

I house hacked this Fourplex after I had house hacked another Fourplex two years before it. I bought this one in 2018 FHA for $260K It was listed for $270K I offered $280K site unseen because I wanted to lock it then I knew I could negotiate a lower price once I was under contract. Seller accepted my offer for $280K It was time for inspection so I brought a foundation guy, a handyman, an AC technician and the appointed inspector guy. Everyone found issues, mostly minors but the biggest issue I found it myself and it was a great leverage to negotiate a lower price. After the inspection reports came I presented them and we first negotiated a price down to $270K I read all the disclosures and it said that all the appliances came with the property (4 stoves, 4 side by side fridges, 4 washer and 4dryers). After talking to all tenants they all said they all the appliances belonged to the tenants and not the landlords. This was a great miss communication between the property managers and the sellers. I then submitted a second offer of $260K and after some back and forth the sellers agreed to $260K. Appraisal report came and it was appraised at $285K, I was happy and excited. I closed on the property for $260K I increased rents from the get go and only one tenant left. 4 townhomes of 3 beds 2.5baths plus car garage plus a big backyards. Old rents were $650,650,630,600. New rents $ 900,900,900,900 2023 rents $1800,1800,1750,1750 Gross rents $7,100 per month Gross rents $85,200 yearly. I’ll tell you how much I rent mine in the C areas in the south of phoenix. 1. $1700 2. $1750 3. $1500 4. $2500 This Fourplex with bars on the windows bring a total rent income of $7,450. Yearly expenses for 2023 is less than $500. I’m not kidding. I did pay to fix the stucco and repainted the property this month but before this major expense the total repairs YTD for all four units was less than $500. Leave my fourplexes alone and continue buying your single home properties that cash flow $100 per month.

I met a landlord from Chicago Illinois, he owns and manages a 6 plex rental. He bought it after he retired from working at a W2 for over 30 years. He didn’t want to be retired 100% so he got himself a project, a 6plex rental 🏘️🏘️ He’s been managing it for over 3 years and he’s had several tenant nightmares and he shared with me his latest one and most expensive one👇 The renter has been renting for about 4 months and the tenant has been constantly calling him to fix stuff around the unit, minor stuff to which the landlord rapidly fixed them. The renter paid rent late and the landlord reminded the tenant that a late fee needed to be paid and the tenant refused to pay… instead the tenant broke all the window glasses and the tenant went to the city and submitted a complaint against the landlord. The city sent over an inspector to the plex unit and the tenant told the inspector that he’s been living in this unit with the window glasses shattered and the landlord refuses to fix the windows The inspector tells the landlord that everyday that the windows remain broken he’ll need to pay the city $1000 per day until he fixes it. It took him 5 days to get a company to come down and replace the windows and the landlord had to pay $5000 in fees… I know many investors who refuse to invest in tenant friendly states and I am one of them.

I’ve met a landlord who got tired of painting the restrooms with the regular paint. The paint would come off and would peel off after several months because of the constant splash of water that the tenants do during showers. His solution to this surprised me and my mind imploded 🤯 He decided to paint the restrooms with pool paint, yes that’s right with the type of paint that a painter uses in painting swimming pools 🏊 Once he used this type of paint in the restrooms the paint never peeled off. He’s happy with the results. The paint job has lasted for years now.

Section 8 inspection happened yesterday instead of today and the property unit passed with flying colors. The inspector loved the bathrooms and he was surprised that both bathrooms were updated with the same design. Usually one is best and the other second best. He said that the property unit is in great shape and the $2500 per month is fair because it has 3 beds 🛌 2 baths 🛁 car garage and a big patio on the back fully renovated. I’m meeting with the section 8 tenant this tomorrow to sign new lease to be effective on Dec 1. Section 8 has my bank account info and they’ll be depositing $2125 directly to my bank account and tenant will be responsible for $375 per month plus utilities. Tenants also pay $100 for any repairs and I’ll cover the rest. 9 years ago I replaced all plumbing from one of my fourplexes with plex tubbing. I got the first call from one of my tenants that there was water coming out from inside the wall. I called my plumber and he went and repaired the water leak and it was one of those plex tubbing that broke. Hopefully it’s just that instance and not a symptom that other tubbing will be breaking soon. Copper is better than plex.

A landlord I know was contacted by a roofing company who only deals with insurance directly and was selling the idea that they can get the landlord’s insurance to pay for a new roof because of “wind and storm damage” that the property had sustained. The landlord agree to it since the age of the roof was old. The landlord provided the insurance information and the roofing company got to work on starting a claim on behalf of the landlord. The insurance did their due diligence, analyzed some Google satellite pictures from previous months and years and the insurance said that they were not paying the claim. The roofing company kept on insisting that the insurance had to buy a new roof. After a long two months of back and forth the insurance sends a mailing notification to the landlord that they aren’t paying for the roof and that in a month they will be dropping him and not coverage of any kind will be covered until the landlord purchases a new roof. The roofing insurance says opppsies, we didn’t meant that to happen. Now the landlord has to buy a new roof out to pocket. Lesson learned. If you have insurance and if you have a shitty roof wait until an actual storm destroys the roof then you start a claim.

Walmart has put a lot of small business out of businesses by doing what you’re seeing here. Walmart at first will give you premium space for your product so it sells. Once that brand is dominating the market share Walmart will then replicate your product and diminish your market share. After some time Walmart’s brand Great Value will be the market leader in that category.

Zillow thinks one of my fourplexes in Phoenix is worth around $600K. A few months ago another Fourplex in the same street sold for $750K same floor plan than mine. Fourplex that sold was renovated like mine…. I get phone calls from wholesalers and cash buyers offering me to buy my Fourplex. They offer $550K and go as much as $590K because Zillow has that price they say. I sometimes entertain their offer to see how good of a salesmen they are. All of them are following a script it’s pathetic doesn’t feel like a human conversation. I usually tell them to find this other Fourplex that sold recently for $750K and then there is a silence and after a few seconds they all answer that that’s their profit 🤡🤣

Met a realtor the other day who also manages other properties to other investors and was telling me that whenever there are repairs to be done she just calls one contractor and sends them to those properties regardless of how much they charge which generally they charge expensive. The realtor also has rental properties of her own but she calls different other contractors and handymen until she gets the lowest price and she uses them to get the work done. This why using a Property Manager will cost your profits.

I know of a landlord in Florida who had his rental property vacant and one squatter moved in without a lease and he called the cops and they didn’t help the landlord. The landlord then waited for the squatter to go work, broke in the same way she did, changed the locks immediately and took out all her belongings to the curb. When she got back from work the landlord had legal control over his property and she was out.

I found a good section 8 tenant that likes this duplex apartment of 3 bed 2 bath plus car garage and big patio on the back. Tenant wants it and the section 8 voucher is for $2500. Duplex located in phoenix. Tenant already put in the call so the inspection takes place. Will let me know when it’s scheduled. Currently finishing up the details for this apartment so it passes the inspection. Freddie and Fannie are my loan partners and the government pays the mortgage. Where is the risk? Unless the government defaults then I’m toast 🤣
