I’ve placed my bets on the Phoenix metro. - Very strong population growth - No natural disasters to speak of - Politically moderate in all the right ways - Massive amounts of industrial $ coming in - Water is less of a problem then many think - Women of Scottsdale are among the hottest There are fewer downsides than you’d expect for a tier 3 city in this vein, too. Only thing it’s missing is a great urban area but even DT Phoenix is still mostly fine. Rich parts of San Diego also very solid, but Sacramento will eventually come for all you hold dear.

Nick is wrong on this. I use a GPT-3 tool called GitHub Copilot that writes a substantial amount of my code for me & lets me work as much as 2x faster. It’s already a game-changer & will become moreso as the tech improves.
I do not see the use case for chatGTP. Way overhyped. Not useful beyond chuckles. Will not change the way any of us live.
